Conexus, a large mixed-use commercial development owned by Schuck Chapman Companies, spans over 200 acres and enjoys a strategic Denver-Colorado Springs link. Originally zoned industrial since the 1980s, N.E.S. initiated public dialogues that identified a need for improved zoning transitions. N.E.S. proposed a medium density residential buffer, rerouting roads and trails to optimize space for commercial, industrial, and high-density residential zones. This balanced approach satisfied stakeholders and transformed Monument into a thriving area, overcoming past stagnation.
