A PUD Plan for a 990-acre suburban density residential community in northwest El Paso County was successfully completed. Engaging neighboring rural communities ensured buffering, compatible density transitions, and addressed concerns about traffic and wildlife impact. Collaborative efforts with US Fish & Wildlife protected endangered species habitat and aligned with County and National Park objectives for regional trail extension. The plan featured an extensive trail, park, and open space network around existing man-made lakes, safeguarding habitat areas and steeper slopes in the western portion. Phased development plans were processed, incorporating neighbor feedback and addressing concerns related to density and road networks. The design included linear Waterfront Park community parks, monument signage, and streetscape enhancements.
